Songy Partners Purchases Four Buildings In Lake Ridge Technology Center At Highlands Park

ATLANTA, June 15, 2006 - Songy Partners Limited closed on 200, 300, 400 and 500 Technology Court in Lake Ridge Technology Center at Highlands Park on June 5. The seller was Panattoni Development Company, which is headquartered in Sacramento, CA and has offices in Atlanta. The acquisition totals 186,409 square feet on 15.82 acres. A portion of the space included the former headquarters of RaceTrac Petroleum.

"We like the submarket and believe the class B market is starting to rebound," said Todd Nocerini, chief operating officer for Songy Partners.

The buildings were at 38 percent occupancy when the deal closed. Since closing, Songy has signed two new tenants, raising occupancy to 70 percent in just five days. At closing, tenants included General Electric, CACI Enterprise Solutions, Hunter Fan and Homax Products.

The four single-story office buildings are located in one of the most dynamic commercial districts along I-285. Lake Ridge is a short drive from more than 3.5 million square feet of retail and restaurants. It is also convenient to the Vinings area and some of the most desirable neighborhoods in Atlanta.

The property recently underwent a makeover, during which the previous owners upgraded the landscaping, repaved the parking lots and upgraded the lighting. Prior to closing, much of the unoccupied space was white-boxed - a process during which the space is taken down to its original, unimproved state ready for custom build-out.
