SEVEN OAKS AND GE ASSET MANAGEMENT FORM JOINT VENTURE TO DEVELOP LARGE MIXED-USE PROJECT AT RIVERWOOD
ATLANTA, May 18, 2007 - Seven Oaks Company and GE Asset Management announced today they have formed a joint venture to expand the current Class A Riverwood 100 office tower into one of the largest mixed-use projects in Atlanta's Cumberland submarket, located in the Cobb County suburb of Atlanta. When complete, the $300 million Riverwood development will feature another office tower, restaurants, retail, condominiums, urban lofts, and a hotel.
This venture is located on one of the highest points and most accessible blocks in the Cumberland Mall area near the protected banks of the Chattahoochee River, north of Atlanta and inside the Perimeter, I-285. It also represents Metro Atlanta's only reassembly of a major mixed-use development that was originally planned but never completed in the 1980s.
"This has been exciting to partner with GE Asset Management to ensure that this mixed-use project moves forward," said Bob Voyles, principal at Seven Oaks. "In a project of this magnitude, it was paramount that we had a partner who shared our vision of how an expanded Riverwood development could greatly impact this part of Atlanta."
Currently, Riverwood 100, a 505,000-square-foot Class A office tower built in 1989 that commands the highest rents in the Cumberland submarket is the major element on the property. It will be joined by an additional 90,000 square feet of retail, 530,000-square-feet of Class A office space, 360 condo units, 200 hotel rooms and 40 urban lofts.
Seven Oaks is master planning the property, working to market sites for hotel, retail and residential uses, and is also in pre-development of 350,000 square foot Class A office building.
"We feel this is an exceedingly attractive project and will be a magnet for people and business in the Cobb County market," said Jerry Karr, GE Asset Management Managing Director.
The original concept for Riverwood dates back 20 years, as the area was master-planned to include roughly 2.5 million square feet of office, retail and hotel. The project fell prey to the 1990 real estate recession and the original Riverwood property was split and sold to various owners in the early 1990s. GE Pension Trust, advised by GEAM, working with Seven Oaks as acquisition manager, bought Riverwood 100 in December 2006. Seven Oaks immediately began working to assemble the remaining tracts that were owned by different entities.
"Basically we looked at the original concept for Riverwood and enhanced it with as many enticing modern-day amenities possible, turning the current development into what will be a mixed-use paradise with stunning views of the river and the city beyond," Voyles said. The consultant team includes HOK as project architect, Wakefield Beasley as retail architect, Roy Ashley and Associates as landscape architect and LorencYoo Design for graphics and hardscapes.
